FM: Business leaders consider reducing real estate costs and investing in ‘right’ workspace top priorities, but 76% lack space and utilization data to make informed workplace decisions, systematic study finds

Many organizations, including those with more than 10 offices, say they either track manually or do not have systems in place to accurately measure the performance of their hybrid work arrangements

Business leaders value repurposing their offices as workplaces.

After working remotely for so long without compromising productivity, organizations want physical offices to be places where employees want to come to work and can take advantage of in-person collaborations such as collaborative work, ideation and culture-building opportunities.

  • Half of business leaders believe their workplace of the future will need to be central to the majority of employees.
  • Business leaders cite team meetings (54%), collaborative work (45%), client meetings (37%) and new employee onboarding (31%) as some of the key roles in today’s workplace.
  • Nearly 32% of business leaders say finding offices with nearby amenities, including fitness studios, restaurants, coffee shops and outdoor opportunities for employees, is also a top priority for them.
  • Health and wellness spaces, such as meditation rooms, outdoor spaces, and dedicated private spaces for employees to breastfeed, also top the list of things business leaders want to offer their employees (28%); indoor air quality (35%) is also a top priority Heavy.

While a majority (80%) of business leaders believe hybrid work will continue to dominate over the next 1-3 years, 61% would prefer employees to return to full-time offices.
While many employers continue to struggle to embrace new ways of working, there is consensus that hybrid work will remain the dominant mode of work.

  • Business leaders who believe it is important for employees to be in the office full time say that when everyone is in the office (64%) and supporting the organization’s mission (60%) are the top reasons, this presents an opportunity to strengthen company culture. Nearly half (48%) believe people are less productive when telecommuting. This sentiment is strongest among financial (35%) and healthcare (19%) organizations.
  • Even among those who prefer full-time office work, 76% of respondents admit that hybrid work will lead because it allows employees to achieve a better work-life balance. Fifty-six percent also believe hybrid work will help them attract and retain talent.
  • More than half (56%) believe hybrid work is here to stay because people can choose how they prefer to get different types of work done, and when and where they are most productive.
  • Nearly 36 percent of business leader respondents believe that hybrid working offers the opportunity to reduce real estate volumes, thereby saving real estate costs.

76% of business leaders say they lack utilization or space data to make informed strategic real estate decisions as they face the realities of changing work patterns, changing employee attitudes and expectations, and a potential recession.

Many business leaders have had to make important real estate decisions without reliable workplace data.

  • Part of the challenge is that 37% of organizations say they’ve been tracking their new hybrid work arrangements manually or not at all, 31% of organizations with more than 1 million square feet of office space, and 32% of organizations with 10 or more offices.
  • Most business leaders would like to spend less time manually tracking employee attendance (41%), manually tracking visitor traffic (38%) and space planning (34%) if they had a job that could automate these tasks Site management solutions.
